The Students
Mike and Tracy enrolled in the Rapid Renovation Formula to ensure that every renovation they completed was a success!
According to the duo, they are, “professional renovators and students on Naomi Findlay in the Rapid Renovation Formula. We are a husband and wife of five kids and renovate as a means to allow us to follow our life style”.
Both Mike and Tracey both agree that it is important to view each renovation as its own project.
“It is essential to approach every property with fresh eyes, each property has unknown potential to capitalise on and if you approach renovating with a one size fits all template we would have lots money and buyers on this one and every one moving forward“, says Mike and Tracey.
The Before
Mike and Tracey are seasoned renovators, having renovated over 10 properties!
When undergoing the A Rapid Renovation for the first time, the pair decided to renovate a weather board Edwardian property which was 97 years old. The property is located in Colac, Victoria and was being renovated for profit. At a purchase price of $192,000 the property was a purchased at market value, however, it was in need of some serious renovating! After renovating the property for 5 months (at the same time working on two other renovation projects) and spending a total of $37,000, the property was sold for $345,000, creating a total profit of $85,000!
According to Mike and Tracey, “the house was liveable but was untouched for 97 years and very poorly maintained,” prior to renovation.
Throughout the renovation process, Mike and Tracey made significant changes to both the appearance and floor plan of the property, including:
- “repairing the must do items, such a roof, plumbing, stumping and weather proofing
- new kitchen and bathroom
- adding an outdoor living space
- maximising your floor plan and connecting the main livings paces with nature”.
The After
Mike and Tracey believe that the biggest difference made to the home was, “the floor plan, the finishing and the styling, lifted the home to the next level and really took out buyers to a new place”.
When renovating, it is important to remember that not everything you use has to be brand new. Try looking around on local buy, swap and sell websites to find some bargains! The most significant value add, according to Mike and Tracey, was a bargain $500 heater they found on buy, swap and sell! They also found a free bath from another renovation someone was going to throw out.
“Our favourite changes to the property are the layout and the view from the front door,” says Mike and Tracey. The appearance and styling of a property can have a huge impact on how an individual feels about the property so it is important to ensure that the styling of the property is appealing to all.
Retrospect
Mike and Tracey’s biggest take away from undergoing this Rapid Renovation is to “get educated, a property is a huge asset and a big investment! Approach it like a business”.
