How Having an Empty Property at an Open House will Lose You Money

The purpose of an open house is to allow prospective buyers to view the property and imagine themselves and their family living in the property.

This is the best opportunity to portray your property in its best light, show off its best features and emphasize who the property best suits. Chances are you are selling the property because you have grown out of the space or you have renovated the space to achieve a desired profit. This means it is essential to depersonalize the property while still furnishing the property.

If you have lived in the space, you can use your own furniture to furnish the property. If you have renovated the property for sale, hiring a home stage is the most cost effective option to furnish the property. However, if you are looking to do this again and again, obtaining your own stock and potentially learning how to stage a property is a good option

Having furniture in a space allows prospective buyers to understand the scale of the space they are viewing. If you show someone an empty bedroom, it may be difficult to fully envision the size of the space. Placing a bed and bedsides in a space, however, allows the prospective buyer to use the furniture as a scale for the room and seeing what size bed can fit and who the room would suit. Just because you have assumed that four rooms will be used as bedrooms does not mean that is how all prospective buyers will see it. They may view the spaces as two bedrooms, a playroom and a study, for example. It is for this reason that furnishing properties is essential as it allows those viewing the property to adapt the space to how they could use it.

Empty spaces in properties may allow the prospective buyers to view the property in a negative light as they can see the bones of the property. Potential buyers may focus on easily fixed things such as chipped paint and cracked tiles rather than viewing the property as a whole. Empty spaces also encourages the mind to flow away from what is directly in front of the eye and onto something completely unrelated. Having this blank canvas will disadvantage you when it comes to selling the property as prospective buyers may not have been focusing on the property as fully as they should have been.

When potential buyers view a property, they are almost always looking to find a home rather than a house. Homes are furnished, lived in and practical. Empty properties make it difficult for potential buyers to see themselves living in the property as the space does not look like it has been lived in before.

In order to ensure your property does not decrease in value when on the market, furnishing the property is absolutely essential.
