One of the most common things I hear home buyers struggle with is how to check the integrity of a bathroom.
What’s behind the tiles? Is everything okay behind the wall? How am I supposed to know?
There is no denying that the bathroom is an investment, so checking for water damage is crucial.

It is important to remember that finding water damage in a bathroom is not the end of the world. Bathrooms are high wear and tear areas, and the presence of excess water may just be the start of the water penetration process.
My top tips for checking the integrity of a bathroom are:
- Start by drumming tiles; does it sound hollow? Is there any movement? Do the tiles concave? Applying a bit of weight to tiles will indicate if the wall behind the tiles has started to wear out.
- Take a closer look at your grout and silicone – is it popping out? This can be a sign of previous water damage.
- Whilst mildew can be easily treated with a store bought cleaner and scrubbing brush, it is a key thing to look out for as it confirms moisture in an area.
- Climb under the house, if you can, to see if there is any water or water staining below the bathroom.
